The 2026 market evidence is encouraging, but it also requires discipline. Official Department of Lands and Surveys data show 3,959 sale contracts deposited in Limassol during January to July 2026, compared with 3,304 in the same period of 2025. That is an increase of approximately 19.8%, rounded to 20% in the official publication. The Central Bank of Cyprus reported that its Limassol apartment price index was 10.7% higher year on year in the first quarter of 2026.

That concentration is precisely why careful language matters. A residence within Limassol Marina is not the same product as an apartment at Blu Marine. The marina is an integrated yachting destination with residential neighbourhoods, promenades, services and 650 berths. Blu Marine is a separate beachfront development approximately 330 metres away, positioned between the water and the city’s western centre. Poseidon and Cavalli are towers within Blu Marine, not buildings inside the marina. 

This distinction is the foundation of an intelligent property search. District data can establish market context. Only property-level evidence—comparable transactions, the exact floor and aspect, condition, contract status, recurring charges, legal documentation and competing supply—can support a valuation.

The concise view: Limassol has a strong and internationally visible apartment market. Limassol Marina offers completed, highly specific waterfront living; Blu Marine offers new seafront vertical living within walking distance of the marina and Old Town. Poseidon and Cavalli appeal for different reasons. Limassol Blu Marine is the only Tower next to Limassol Marina, in Limassol city centre and one of the best Limassol waterfront.  Worldwide developments on beachfront and especially besides Marinas enjoy an annual steady demand and growth.    

Limassol in 2026: the official numbers behind the waterfront conversation

During the first seven months of 2026, Limassol accounted for 3,959 of the 12,047 sale contracts deposited across Cyprus. The Central Bank’s first-quarter Residential Property Price Index adds a price perspective. National residential prices rose 7.5% year on year. Apartments increased by 10.8% nationally, compared with 3.0% for houses. In Limassol, the combined residential index rose 9.1%; the apartment component increased 10.7% and houses 2.4%. This helps explain why apartments dominate much of the city’s premium-property discussion. It does not establish that every Limassol apartment—or any particular penthouse—rose by 10.7%.

Demand also remained internationally diverse. The Central Bank recorded 4,709 sale contracts in Cyprus during the first quarter, 13.8% more than in the corresponding quarter of 2025. Contracts associated with foreign buyers rose 22.3% to 2,044, while those associated with local buyers increased 8.1% to 2,665. Limassol recorded 1,499 contracts in that quarter: approximately 60% local buyers, 11% other EU buyers and 29% non-EU buyers. Local demand remained the majority, while international purchasers formed a significant 40% share.

The marina’s appeal lies in integration. A purchaser is not only acquiring a view of water. The residence participates in a managed coastal environment where boats, promenades, restaurants, services and the Old Port form part of daily life. For a yacht owner, a private berth or immediate access to marine services may be functionally important.
